Replacing Existing Line Striping

Parking lots contain many standard elements that help direct vehicles and people, letting them know where to drive, walk, park, and avoid. Including all the relevant elements makes a parking lot easier to navigate and can even reduce accidents when correctly placed.

If this is a new installation and there is no existing parking lot diagram, part of our service during the initial planning phase is to make sure that we have every element that your parking lot needs to maximize space and fit the needs of your property. That means that we are typically able to create any necessary lines, images, and markings. Some examples of the marking elements that we are likely to include on your project include:

Types of Parking Lot Striping Materials

If it has been a long time since you last applied line striping to your parking lot or road, there are now more advanced and long lasting solutions that provide brighter and longer lasting lines, and while we have preferred material for our line striping services, there are different options available depending on:

  • Surface – Asphalt often has different requirements than concrete.  
  • Wear – Places that are expecting far more cars/pedestrians may benefit from a different material. 
  • Appearance – If you have any specific color or reflectivity needs, there are different line striping options that may make more sense for your project. 

Line striping is designed for safety, which means that the longer lasting, brighter, and more reflective materials are going to be the ones that offer the most benefit. But if you have specific budget or customization needs, there are often options that can be used to help address those concerns. Some fo the available and popular materials include:

  • Paint – Paint is historically one of the most common materials, but not all paint is created equal. There are varieties like acetone-based, solvent-based, water-based, and acrylic-based paints all offer different colors, visibility levels, and durability standards. Paint offers a wide variety of colors, including reflective options, and can be applied to any pavement surface, but does tend to be less durable and is not considered ideal for the space. 
  • Epoxy – Epoxy is durable and can be applied to either concrete or asphalt. It also cures quickly, meaning less down time if you have an area that needs to be useable quickly. That is why it is even more common on roadways than parking lots, so the road can be used again faster. 
  • Methyl Methacrylate – Known as MMA in the industry, this is one of the most durable and visible of striping options. It has a long lasting color, is easy to see even when wet, skid resistance, and works with both asphalt and concrete. While more popular with roadways, it can be used in busy parking lots.
  • Preformed Plastic – These markings are preformed rather than painted directly onto the surface. They are transferred directly from the roll they come on onto new asphalt or into channels carved into an existing surface. This second method means the markings are level with the surrounding surface, they experience less wear and hold up better against snow plowing. They work on both concrete and asphalt.
  • Thermoplastic – Thermoplastic uses heat to seal plastic markings to either asphalt or concrete. The heat-based installation enables the bond between markings and substrate to endure heat, freezing, and excessive use, making this method ideal for high traffic areas. Thermoplastic parking lot striping is reflective at night.

Not all of these options are ideal for modern parking lot and roadway environments, but they have historically been common options for different types of flatwork. Benefits of Thermoplastic Striping

Thermoplastic striping is one of the newest and most popular options for parking lot striping, and one of the primary choices that we make available for our commercial clients. Combining glass bead, pigments, and binders, this type of stripe material offers several advantages that are distinct from the alternatives. Benefits of thermoplastic striping include, but are not limited to:

  • Reflectivity – Unlike paint, which relies on pigment alone, thermoplastic striping integrates glass beads which are highly reflective. They’re an excellent choice for high visibility at night, with rich pigments that are also easily visible during the day.
  • Heat Resistance – In order to make this type of road marking, it has to be heated to 400 degrees. That means that it has outstanding heat resistance, and is unlikely to peel or weaken when faced with even the hottest of weather. 
  • Durability – This type of striping is made to last. It can last for many years before it starts to fade. Even on the heaviest of road wear, thermoplastic striping only needs to be re-striped every 2 or 3 years (and much longer on parking lots and areas with low usage). Traditional road paint, on high traffic areas, needs to be re-painted every 3 to 5 months. 
  • Cost Effective – Though thermoplastic striping is a bit more expensive than paint, it is far more cost effective since it lasts much longer and doesn’t need to be re-striped. It also is less costly than some other materials. 

This type of striping is appropriate for essentially any exterior commercial use, especially parking lots and roads. It comes in every needed color and, at Delaware Valley Paving, we always make sure that the striping process is fast and designed to minimize disruption. 

When Does a Property Need to Redo Their Line Striping? 

Striping a new parking lot is a necessary part of the construction and maintenance process, but even the highest quality paint and striping job will not last forever. Weather, foot traffic, and vehicle traffic wears away at the paint, leaving the parking lot looking dull and unprofessional. Left long enough, markings can fade to the point of being indistinguishable and result in confusion for drivers using the lot.

Parking lot markings should be repainted whenever:

  • Existing markings have become discolored or faded.
  • Current markings are insufficient for controlling vehicle and pedestrian traffic.
  • Updates are needed to keep your property in compliance with ADA requirements.
  • The parking lot is being sealcoated or crack sealed.

Every type of material also has a lifespan. With basic painting – unless changes are needed for the current markings or your parking lot is engaged in a more extensive repair – repainting a parking lot is completed every 1 or 2 years on average, with road re-painting completed every 6 months to a year for low impact roads and every 3 to 6 months for heavily trafficked roads. 

Thermoplastic line striping is even more durable. For parking lots, it will typically last for 3 to 6 years or more. For roads, even under heavy road wear, thermoplastic striping will generally last for at least 2 years. 

Parking lots that see less usage, direct sunlight, and extreme weather will often maintain their appearances for longer while those that receive high traffic, especially from heavy vehicles, will need the paint refreshed more often. We can work with you both to schedule painting at the proper time in the lifespan of your parking lot as well as to choose the materials that will last in your parking lot environment. We can also combine it with repair, to keep your entire lot looking fresh.

ADA Requirements for Parking Lots

During the parking lot striping process, accessibility needs play a part in the layout and features. The Americans with Disabilities Act (ADA) determines the rules all parking lots must meet to both provide access to your property for those with mobility issues and to protect you as the property owner from financial penalties for noncompliance.

The most recent standards were passed in 2010 and all new parking lots or parking lot renovations must now meet these requirements:

  • Number of Total Accessible Spaces – Based on the total number of parking spaces, there must be a minimum number of accessible spaces. For the first 100 total parking spaces, there should be at least one accessible space for every 25 parking spaces. Between 100 and 200 spaces, there should be an additional accessible space for every 50. That means at 200 spaces, there should be 6 total accessible spaces. After 200 spaces, every 100 spaces should have an additional accessible space. 
  • Number of Van Accessible Spaces – In addition to generally accessible spaces, there also needs to be van-accessible spaces to allow for wheelchair access. Between 1 and 200 total parking spaces, there should be at least one van accessible space (the van accessible space can be included as one of the total accessible spaces). Between 201 and 500, there should be 2, and after 501 total spaces, van accessible spaces should represent 1/6th of the total accessible spaces.
  • Dimensions – For a standard handicap parking space striping, 8 feet is the minimum width. Vab accessible spaces need to be larger, at 11 feet is the minimum width. The length of both is that of a standard parking space, at 18 feet long. 
  • Slope – All ADA parking spaces must have as little slope as possible. There is a maximum 1:50 ratio, where for every 50 inches in any direction, there is a maximum of 1 inch of slope. If there is too much sloping in any direction, we may need to consider re-paving this area to make it level. 
  • Access Aisles – All spaces must have an adjacent access aisle to give passengers room for a wheelchair ramp or loading and unloading a mobility device. These must be 5 feet wide and can be shared by two spaces if that works with the layout.
  • Location – The handicap spaces must be placed to provide the shortest distance from the parking lot to the door of the property. Multiple spaces can be dispersed throughout a parking lot if there are multiple entrances to a facility or the parking lot serves multiple businesses.
  • Signage – A standard blue sign with the International Symbol of Accessibility must be mounted at all accessible spaces so drivers can identify which spots are reserved for those with mobility issues. The sign must be mounted at least 5 feet off the ground and include the “van accessible” descriptor for any applicable spaces. We are able to provide sign mounting services in addition to our line striping, to help make sure that the accessible spaces are properly set up. 
  • Pavement Markings – The only required pavement marking per the federal law is hashing in the access aisles to keep people from parking there. However, while not required by law, adding the International Symbol of Accessibility to the pavement is standard in most parking lots to provide additional clarity. 

Parking lots at some types of businesses and facilities have different requirements. These include hospitals, rehabilitation facilities, and physical therapy groups where the number of visitors with mobility concerns is likely to be higher. Hospitals require 10% of patient spaces to be accessible and outpatient rehabilitation needs 20% of spaces accessible.

Small parking lots containing 4 spaces or fewer have exceptions for signage, but must meet all other requirements.

These federal ADA requirements are the most general that the majority of commercial parking lots must meet. Many states and counties have passed their own handicap standards that must be taken into consideration when striping your parking lot. With our experience in ADA parking lot striping, we can perform a basic assessment of ADA compliancy for many of the properties we work with.

Parking Lot Striping Colors

Parking lot striping typically, although not always, uses some fairly standard colors in order to better communicate to drivers and pedestrians. The colors used in pavement markings can have meanings, and people might look for them as they’re navigating the area in order to better understand the space. 

Common colors used in parking lot striping include:

  • Yellow – Yellow is one of the most common colors seen around parking lots. It is most often used to identify parking spots, but can also be used in directing traffic during the drive-through areas. 
  • White – White is also a very common parking spot color, and an alterative to yellow for those that are not as fond of yellow markings. White is also used for walkways and crosswalks, and can be used to create arrows and directional lines.   
  • Blue – Blue is a universally recognized color for handicap parking and accessible spaces, and should primarily be used only in those types of pavement marking situations. However, it can also be used in other areas that represent accessibility, like ramps. 
  • Green – Green is a “newer” color in the parking lot striping world. It is used to clearly identify the parking spots available for charging electric vehicles, although it may be also used for indicating directions. Some people mark areas with green for short term parking, although orange is also a common color for that purpose. 
  • Red – Red is also a universally recognized color to indicate warnings or prohibited areas. It can be used to show fire lanes. 

These colors are not typically required, but – in the interests of safety and communication – it is typically better to stick to these common colors so that there are no misunderstandings that could hurt drivers or customers. There are other colors available, like purple, that have specific uses in parking lots and roadwork, but these are not as common.
