Concrete Paving Services
Concrete is a strong and durable paving material. Once installed, it will maintain its appearance for years – potentially decades – with few maintenance requirements other than the occasional pressure washing.
This makes it the premiere option for many properties where a professional and clean look is needed, with minimal ongoing costs. Concrete does come at a higher installation cost than asphalt, but with the option for perfectly smooth concrete flatwork and an expected lifetime above 40 years, it is a worthwhile investment at many properties.
We are able to create concrete molds in most shapes and sizes, from curving sidewalks to expansive slabs measuring several hundred square feet. We can create a suitable base layer from rock aggregate that ensures minimal to no shifting of slabs once the concrete is in place. With rebar reinforcement, we can also create concrete that has enough stability to withstand the heavy weight of machinery or vehicles.
With concrete. mixing the exact combination of materials is almost as important to the paving process as the methods used to install it. We are experts in the different types and additives available. We use leading products with mixes that are tailored to your project, the climate, the time of year, and more. This means the concrete is strong, cures as quickly as possible (but not too quickly, as concrete has requirements for cure time), and can have additives that promote longevity or drainage in rainy or snowy conditions.
Our full service concrete paving can install, replace, or remove concrete flatwork at your commercial property, combining multiple services if needed. Each project is assessed and customized to the property specifics with no two having exactly the same process. We make a thorough survey of your site before we begin, including existing concrete and the land underneath to determine what your project will need.
Once on site, we want to move quickly to avoid taking time away from your operations or causing prolonged disruption to foot or vehicle traffic on your property. We use an efficient process with steps that include:
- Sloping and Grading – For a perfect concrete flatwork surface, the ground beneath needs to be level. Sloping also gives the correct angle for drainage so that water cannot collect on the concrete and wear it down quickly or cause hazards. Sloping and grading is done with special equipment overseen by our engineers.
- Subbase Development – Concrete is not a flexible material, and will crack if it bends. This requires the base to be stable enough to support the concrete for several decades. If the soil in the paving area is weaker, we place a layer of aggregate like gravel to provide additional structure, and test it thoroughly to ensure longevity.
- Mold Placement – With the base secure, we construct the wooden molds into which we will pour the concrete. The mold provides the guidance for shape and depth of the pavement, giving us a foundation for a flat surface. Molding means the process can take longer than asphalt paving, but results in sharper edges and corners.
- Concrete Pouring – The concrete is mixed with the right aggregates and additives for the project and then poured into the molds. For larger parking lots or roadways, the molds and pouring is often done in sections, with a single mold removed once the concrete is set enough to hold its shape and the next section poured.
- Surface Leveling – Wet concrete will disperse through a mold to achieve some levelling, but we get the smooth surface of flatwork concrete through “screeding.” In this process, a flat surface is dragged over the concrete as its curing, either by a machine or by hand depending on the size of the slab. This spreads the concrete and compacts it until it is perfectly flat.
- Curing Time – Although concrete is wet, the “drying” process is actually a chemical process so we term it curing. The cement in the concrete hardens. The more time that passes after installation, the more it can withstand without showing marks, ranging from about 1 day for pedestrians and up to a week for vehicles.
- Finishing – If concrete is to have decorative finishing, such as stamping, texturing, or polishing, we can perform that at the correct time in the curing process. Many parking lots and sidewalks keep a plain appearance, but can have elements added to provide better traction or other features. Options to suit your surface are discussed during the planning process in order to give you the finished concrete pavement you need.

Asphalt Paving Services
Delaware Valley Paving is an asphalt specialist. We have applied asphalt parking lots and roadways throughout the East Coast and Midwest. Our asphalt paving can entail pouring an entire new road, parking lot, or other paved surface, or it can replace asphalt paving that is approaching its end of life. We can also fill potholes, repair a limited area of a larger surface, and more.
The process for commercial asphalt paving will vary depending on the service and the needs of the project. For asphalt paving an entire parking lot or road, the process will follow these general steps:
- Site Survey – We start with discussions and an inspection of the property to determine what you need from your paved surface. During this time, we will take measurements, study the underlying ground, and determine what kind of traffic the surface will see. We also factor in seasonal weather conditions before confirming a plan and timeline. Balancing speed with quality, our goal is to finish each step efficiently to minimize the time your paved surface is unavailable.
- Existing Blacktop Demolition (if applicable) – When laying new asphalt paving, we must first remove the existing surface. Asphalt milling can take off a few inches or the entire depth of asphalt by grinding down the surface. The millings are recycled according to EPA guidelines where they are made into new asphalt or reused as gravel. Whether we use asphalt milling or an alternative demolition method, our machinery can quickly remove any surface for quick prepping.
- Base Development – The base beneath asphalt paving is essential to the longevity and ongoing quality of the surface. We have expert sloping and grading services to create a level surface with effective drainage to handle snow and rain. We also want to develop the sub base. This is a layer of aggregate that provides the support for the asphalt to keep heavy traffic or shifting ground from warping the asphalt. If a sub base already exists, we confirm that it is properly engineered and will last for the lifetime of the new asphalt installation.
- Binder Placement – Binder, or “asphalt cement,” is made of the byproducts of petroleum refining. These leftovers from producing oil, gasoline, and diesel fuels are mixed with additives to give the binder more durability. The additives mean that different binder types are possible to meet the different needs of the final surface, able to withstand temperature extremes or traffic from heavy equipment. With our experience, we can select the appropriate binder for your exact situation.
- Asphalt Installation – Large sections are placed with our asphalt paving machines that pour a consistent amount of asphalt across the surface. We handle the areas that need more detail – like curves or edges – by hand to ensure a clean edge. We go over the entire paved surface with rollers to create a smooth, flat pavement surface before leaving the asphalt to cure. The process of fixing potholes or rutting will be different, but still results in a uniform appearance.
- Transition Installation – If your road or parking lot connects with an adjacent asphalt surface, a transition allows for a smooth crossing between the two paved areas. We can also apply other finishing touches like line striping, signage, and more.
Asphalt takes about 3 days to cure before it can be opened to vehicle traffic, although this timeline may change depending on weather. Warmth and humidity can slow down the drying process, so we will confirm the expected curing time for the specific weather conditions at your site.
We will also go over with you, when needed, maintenance recommendations to keep your blacktop paving in good condition for as long as possible. We will discuss the various options for cleaning, sealcoating, resurfacing, and more, including how often those should be done based on the level of usage, local climate, and other factors.
Line Striping Services
Asphalt and concrete may be the most important part of a road, parking lot, path, or another area where motor traffic or pedestrians require guidance, striping is needed to add the necessary markings and ensure that the space is used correctly and safely. We are able to provide all forms of line striping, including creating a parking grid or simply refreshing existing parking lines.
We have an array of striping materials that are suitable for both asphalt and concrete and will last for years without losing their vibrancy or visibility. Roadway striping applies lines on streets and highways, as well as traffic markings like crosswalks, railroad crossings, stop lines, directional arrows, and more. For parking lots, we can assist with layout design and application of striping for parking spaces and other directional guides.
We are experienced in ADA requirements and can help make sure the parking lot at your commercial property is in compliance with these regulations, both by guiding you through the design process and striping the correct lines and symbols for ADA compliant parking.
Our concrete and asphalt line striping process includes:
- Initial Planning – Line striping can involve placing markings for the first time in a new parking lot, restriping deteriorated existing lines, or restriping a resurfaced parking lot. The new lot and resurfaced lot offer a chance for a new design while restriping over existing lines is a quick way to restore the existing layout. We ensure the parking lot blacktop is in the right condition for line striping and take all necessary measurements to make a plan.
- Layout – When we are striping a new parking lot or freshly resurfaced lot, we use the measurements to draw out parking spaces, including ADA compliant spaces, and plan for other markings like crosswalks, arrows, and curb paint. We can also help you choose the type of material that will work best with the pavement substrate, the expected traffic, and our planned for turnaround time. We will also confirm colors and any special needs, like reflective striping or non slip surfaces.
- Surface Preparation – If the surface is going to have sealcoat applied, we handle that first and provide drying time. We also ensure that previous lines are completely covered so they do not confuse visitors. Since paint will not adhere to a surface that has dirt or oil on it, a parking lot in regular use will often need to be cleaned first.
- Application – The method of line striping depends on material being used. Painted or thermoplastic lines are generally applied with a line striping machine designed for the process. Preformed plastic comes in precut shapes that are placed in their desired location and adhered to the pavement through heat transfer.
- Auxiliary Services – In addition to line striping, we can finish your parking lot with additional guide markers such as stop signs, ADA signage, curb painting, and more.
Our parking lot striping services are available as a one time project or through an ongoing contract. We use high quality paints, epoxy, MMA, and thermoplastic that are all designed to last, but will eventually wear away with traffic and weather. An ongoing contract is a convenient way to keep lines looking sharp and visible, giving your property a professional appearance and easy navigability.
Every time we visit, we can also take a look at the quality of the parking lot and provide a quote for fixing up any damage or decay.
Concrete and Asphalt Resurfacing Service
Over time, asphalt can develop cracks and potholes that are unattractive and make walking or driving difficult, but are not significant enough to need a full replacement. In these cases, resurfacing offers a temporary solution that can last for many years and completely refresh the quality of the structure.
With asphalt resurfacing, our team will mill a small amount of the existing asphalt to a flat surface and lay new asphalt over it to create a smooth surface. The rest of the asphalt remains as a way to provide a base for the next layer. This is a great way to give your asphalt the feel of new construction, without the cost of a complete renovation.
We can also provide concrete resurfacing. Concrete resurfacing is an option to repair eroded or spalled concrete. The resurfacing uses a thin layer of concrete on top of the existing surface to correct surface failures. Concrete resurfacing is also frequently used when you want to change the finish on concrete or apply a new one.
These two services essentially help give your parking lot or road a new appearance without the entire cost of new construction. When the original installation was successful and there are no errors that need to be fixed in the base or sub-base, resurfacing is frequently an option that provides a lower cost than complete asphalt or concrete replacement.
Asphalt Sealcoating Services
Asphalt sealcoating is an essential step in asphalt maintenance. Sunlight, water, and chemicals from cars can all have corrosive effects on asphalt surfaces. These will all eventually lead to cracks, ruts, and potholes that shorten the lifespan of the asphalt material.
Sealcoating provides a thin, protective layer that covers existing asphalt with a new surface. It reduces damages and extends the life of asphalt. Reapplied every few years, it also refreshes the asphalt’s appearance to pure black, all for a much more affordable cost than new pavement or even resurfacing.
The sealcoating process at your commercial property will depend on the condition of the existing surface and local environmental concerns, but the general process looks like this:
- Planning – Delaware Valley Paving first confirms that your parking lot is ready for sealcoating, and has had enough time to cure if recently installed. We also determine how many layers will be needed depending on the type of usage a blacktop typically sees. One, two, or three layers is the most common for protecting an asphalt surface. At this point, we will also have a timeline so that we can arrange sealcoating for a time that will minimize the operation impact.
- Cleaning and Repairs – Sealcoating can cover crazing and the shallowest cracks, but we fill any larger cracks or potholes first so the sealcoat will go on evenly. We also deep clean the top layer of asphalt. This helps the sealcoat bond with the existing surface and avoids trapping any oil or harmful chemicals, both of which can damage the asphalt, from being trapped beneath the sealing.
- Sealcoat Application – Sealcoat is applied in thin layers of bitumen, the material that binds asphalt and gives it a solid black color. It is spread across the surface with heavy machinery. At Delaware Valley Paving, we have two sealcoating trucks with 1500 gallon capacity, giving us the ability to complete the work quickly on large parking lots.
- Finishing – A solid layer of black sealcoating will cover any existing markings, giving you an opportunity to refresh line striping in addition to the blacktop pavement. Once the sealcoat is cured, restriping can place lines according to the original layout or a new one.
Like all of our services, we end our asphalt sealcoating with an inspection to be sure the entire surface has a uniform and lasting sealant application. This ensures that your blacktop will have a refreshed appearance and lasting protection for the next two to three years.
While some businesses sealcoat within 6 months of the initial application, we believe that it is only needed starting 3 years after new asphalt installation, and then every other year after that unless weather or usage dictates a faster coat.
Pavement Repair Services
The average asphalt or concrete pavement, when applied correctly and maintained, is expected to last anywhere from 25 to 50+ years. But daily traffic, heavy machinery, installation mistakes, weather changes, and chemicals from vehicles put stress on paved surfaces. Over time, the pavement on your property may begin to develop crazing, cracks, potholes, and other cosmetic and physical damage that will get worse if not immediately addressed.
We have a range of techniques for concrete and asphalt repair, designed around the specific challenges the pavement faces. For example, we offer:
- Subbase and Subgrade Repair – Long lasting pavement installation relies not only on the material itself (asphalt or concrete) but on the quality of what the material is laid upon. Often, if there are issues with cracks and damage, the problem is that the product was installed on a poor quality base or the wrong subbase. Our team can determine what is causing the damage and make the necessary repairs, laying down new pavement that is more likely to last.
- Pothole Filling – Asphalt that is faced with significant freeze/thaw cycle may find that it has developed potholes, which are giant pieces of asphalt that have chipped off. Rather than replace the entire asphalt, we can seal the pothole so that it is safer to drive upon.
- Crack Repair – Every crack with both asphalt and concrete tells a story. For example, slippage cracks mean that the asphalt may not have been bonded well enough. Alligator cracking is a sign that the pavement may not have been thick enough. Edge cracking means that the edges of the asphalt did not have enough support. No matter the issue, we’ll determine the cause of the cracks and then come up with an appropriate solution to help fix it.
- Milling and Paving – Complete asphalt removal, sometimes referred to as “peel and pave,” is typically a last resort and used when the asphalt was installed incorrectly or has undergone a substantial challenge. A more popular option, when applicable, is milling and paving. With milling and paving, we take off the top level of the asphalt while leaving the rest, then re-apply a new layer. It is a great choice for more substantial asphalt challenges on pavement that has otherwise been installed correctly.
We can complete affordable asphalt repairs and concrete repairs to restore pavement to usable condition. Depending on our assessment of the damage, repairs can permanently fix problems or at least offer a cost effective alternative to replacement. If there are situations when repair is not possible and the pavement needs to be replaced, we’ll explain the challenge in full and let you know why we believe replacement is critical.
Asphalt and Concrete Replacement Services
Both concrete and pavement are expected to last for decades with only minimal upkeep. But eventually, all pavement will need to be replaced. As pavement reaches the end of its lifespan or unexpected damage has become severe enough that an asphalt or concrete surface is no longer safe, we can replace it. We offer pavement demolition to fully remove existing surfaces and quickly replace the pavement to limit downtime.

Many surfaces can be made of either asphalt or concrete. Walkways, roadways, parking lots, and more are possible in either material, although some are more commonly poured from cement. The decision is based on a range of factors, including the benefits of each material, the climate, the costs, and more.
The most common consideration to make is the location of the property. Different regions of the country have very different climates. These climates have a direct effect on the longevity of the material. It’s why you’ll frequently see only concrete everywhere you look in the south, while up north, you are far more likely to see asphalt.
The reason for this has to do with heat and cold. In areas that experience both high temperatures and winter freezes, asphalt can withstand the changes better than concrete since it will expand and shrink with temperature. The black surface of asphalt also retains heat better to melt snow faster. Concrete also doesn’t do well with de-icing salt, making it less popular in very cold climates.
However, concrete does better in heat overall (provided there are warmer winter temperatures) and doesn’t get as hot as asphalt during the summer. Places with more consist temperatures also find that concrete can often retain its appearance for longer, as it is not prone to drying out the same way that asphalt may be. Asphalt can also get softer if it gets too hot, which may cause unwanted grooves and a less flat material – so in extremely high temperatures, asphalt may be less desirable.
Typically you want concrete in places with hotter environments year round, asphalt in places with colder climates year round, and you have different options if you live in a place prone to both hot and cold temperatures. Even the time of year for installation may affect your final choice. Delaware Valley Paving is able to consult with you about these differences to make sure you’re choosing the right on for your space.
When choosing between concrete and asphalt paving, consider the following:
- Purpose – Concrete is a stronger material and will better endure traffic from heavy vehicles for longer before needing to be replaced. This makes it suitable for parking lots and roadways that will see extensive traffic, tractor trailers, or industrial equipment. Asphalt is smoother and quieter to drive over, making it even more popular with parking lots outside of retail properties.
- Appearance – The range of finishes for concrete can provide a variety of appearances when standard concrete is not preferred. When choosing between plain concrete and asphalt, the pale coloring of concrete and the rich black of asphalt can be selected based on what matches the rest of the property or provides the desired aesthetic. Both can provide a professional look when kept in good repair.
- Cost – Asphalt is more affordable upfront and, if well maintained, can still cost less over the lifespan of the product. Concrete is one of the more expensive paving materials in initial application and cost of repair. But it is otherwise barely penetrable and when installed correctly it needs fewer repairs and can last for 50+ years.
- Maintenance – Concrete is low maintenance, and often only requires care when damage is detected. Asphalt requires regular and ongoing maintenance throughout its lifetime to prevent damage and correct any issues that occur.
- Timeline – Concrete requires time to cure and reach its full strength before it can be put in use. Asphalt requires a much shorter curing time, often ready for use within 2 days after compaction depending on the weather. For busy properties, choosing concrete may mean it needs to be done in sections or parts of the property will need to be closed to foot traffic for 24 hours and vehicle traffic for as long as a week or more.
The advantages and disadvantages of these materials means that concrete is best suited to some properties and locations, asphalt is better in others, and there is a choice for those that land themselves somewhere in the middle. There is no universal best material in paving. Instead, we work with you to understand the needs and challenges at your property to help you determine which is the right choice for commercial paving.
