Asphalt doesn’t “need” to be seal coated. Asphalt is designed to last, and high quality installation is expected to last for potentially many years before it needs to be repaired, re-surfaced, or replaced. But asphalt is also an investment, and the more you protect that investment, the longer your asphalt will last.
That is why sealcoating should be considered a necessary part of maintaining the asphalt, as it can add decades to the lifespan of the lot. It provides a number of different advantages that help asphalt last longer. Some of these advantages include:
- Appearance – Sealcoating has a major cosmetic advantage for asphalt. By layering asphalt bitumen, which is a rich black color, the sealing will correct any fading or decay. It will also give the pavement a slight shine. Sealed pavement will look like freshly installed asphalt, each and every time.
- Protection From UV Rays – Sunlight causes oxidation in asphalt. This is when the chemical elements in the asphalt – specifically in the binding agents that hold the pavement together – combine with oxygen and cause the asphalt to start breaking apart. An unprotected surface will begin to deteriorate into loose gravel and become weaker over time.
- Resistance to Water Damage – Asphalt is filled with millions of tiny pores. Water from rain and snow collects in these pores where it can result in two forms of damage. First, the water can begin to erode the asphalt from the inside out. Second, water that freezes inside the pores naturally expands, putting pressure on the surrounding asphalt that can cause cracking. The smooth surface of sealed pavement will make it easier for water to runoff as well, lessening the amount of standing water.
- Chemical Damage – Vehicles driving or parked on asphalt surfaces can often leak motor oil and automobile fluids onto the pavement beneath. The binding solution of asphalt is damaged by motor oil, eventually causing it to lose its binding properties. Over time, these leaky fluids can cause the asphalt to crack if not properly sealed.
- Eliminating Small Cracks – Like any material, any small crack in the surface can eventually lead to bigger cracks that develop over time. While slightly larger cracks may require resurfacing or another approach, sealcoating is often enough to seal over small cracks early, preventing further damage.
- Additional Benefits – These represent only some of the many benefits of sealcoating. Other reasons to sealcoat include the ability to hide patchwork, prevent runoff irrigation damage, and prepare the space for more visible line striping. Since sealcoating is more affordable than re-paving, and even paving repair, it’s a great way to maximize the value of your asphalt, prevent the need for future repairs, and restore its appearance all for less costs.
Sealcoating prevents water, sunlight, and fluids from getting into the pavement, significantly slowing the rate at which erosion, cracking, and potholes can occur and extending the life of pavement. If there are already minor cracks, the sealing process can stop the damage before it can get worse.

Methods for Sealcoating
There are different approaches that can be taken in order to sealcoat properly. The sealcoating process involves applying a secondary layer of the seal material to pavement to serve as a protective coat. There are several different ways this can be completed. Each of these methods were developed to have various advantages.
The method that is right for your property will depend on the current state of the pavement and how much wear it needs to stand up to in the coming years. The options include:
- Fog Seals – Fog sealcoating involves spraying a light layer of asphalt emulsion over the pavement to get a thickness that provides protection without being slippery to traffic. This is the most affordable sealcoating method, although it has a shorter lifespan and requires pavement to be in good condition.
- Slurry Seals – We spread a slurry mix of asphalt emulsion, water, a sand aggregate, and additives in a layer over the payment. Slurry seal coating is best for pavement that sees limited traffic and can fill small cracks.
- Chip Seals – A chip seal consists of a layer of asphalt immediately followed by an aggregate layer. This durable method is ideal for industrial applications or roads that see moderate use. Since it can correct more severe problems, chip sealing works with pavement that has received limited maintenance.
- Cape Seals – Cape sealing uses a chip seal and then a slurry seal. The combination of methods makes the paved surface highly durable even in high use areas, although the process requires more time and equipment than alternatives techniques.
Every approach to sealcoating, no matter what it might be, needs to be based on the state of the asphalt, whether it was initially installed properly, whether it has been sealcoated before, and more. During the initial inspection process, we’ll take a look at all of these different factors and try to determine what the best approach will be, and if sealcoating is even the best strategy for restoring the asphalt to its best appearance.
What is the Difference Between Sealcoating and Resurfacing Asphalt?
Sealcoating and resurfacing (also called an asphalt overlay) are two different maintenance methods for asphalt, each of which are used to keep asphalt in the best possible condition for longer. Both represent very distinct approaches, however, and because the application process looks similar, they are often confused for one another. But each has its own purpose when it comes to keeping parking lots and roads in good repair.
Delaware Valley Paving offers both services, along with other forms of maintenance like pothole repair. When it’s time to maintain your asphalt, our team members will consult with you over which is the best option based on the overall condition of the material.
When is Sealcoating Used?
Typically, sealcoating is preferably done when pavement is still in good condition after being laid in the past few years. The coating will make asphalt dark black and slightly shiny as well as protect it from weather and the wear caused by normal use.
A sealcoat generally lasts around 3 years depending on the wear and elements your paved surface is exposed to. However, because any damage can make sealcoating more difficult or not possible, it is strongly recommended that sealcoating be reapplied at maximum every 2 years to prevent cracks that may otherwise require a different approach.
Sealcoating can repair some damage to asphalt, but is itself not meant to be used for repair. The only damage sealcoating can potentially repair are fine cracks. Any larger cracks or damage need to first be corrected before we apply the sealcoat, otherwise water could become trapped underneath. The more cracks there are, the more difficult it is to sealcoat and the more likely a different approach is needed.
When is Resurfacing Preferred?
Resurfacing is sometimes seen as an alternative to sealcoating, but is likely better described as an approach to repair that can make sealcoating possible again. As the name implies, resurfacing asphalt or applying an overlay adds a new layer of pavement above the existing one.
Resurfacing is used to patch minor damage while still giving you what appears to be an entirely new surface. An asphalt overlay can cover damages and wear in a parking lot or road surface such as:
- Potholes
- Cracks
- Etching
- Rutting
In order for an asphalt surface to be suited for an overlay, any existing damage must be small. Extensive rutting or large potholes constitute more damage than can be covered with relayering and the asphalt must be replaced instead.
The overlay process uses base repairs and milling to correct any minor issues and create a flat surface. We then pave the new layer of asphalt over the existing paving with a thickness of about 1 to 2 inches.
Asphalt resurfacing is not a permanent fix since it covers the damage rather than resolving it. Cracks and potholes will begin to show through again in a year or two. But if a full pavement replacement isn’t yet required, an overlay is a faster and more affordable way to temporarily restore a parking lot or street surface.
If your asphalt has been in place for over 20 years, resurfacing may be a better choice than sealcoating to extend the lifespan of the asphalt further. We can discuss the benefits and drawbacks of this approach at our consultation.
Determining what commercial paving service you need – sealcoating or overlay – depends on whether you are looking to protect your pavement or repair it. If damage is already present, an asphalt overlay or another method of repair is necessary to restore it. Sealcoating can help prevent some forms of damage and create a more attractive surface.
Seal Coating After Resurfacing
Finally, it is possible to using sealcoating on top of a new asphalt surface. After 6 months to a year, depending on the extent of the prior damage, sealcoating can be used atop the new overlay to prevent further damage and decay. As is always the case with asphalt, we will need to first review the state of the parking lot or road to make sure it is in the right condition, but when it is, we can offer sealcoating to extend the life of the asphalt even further.
How Soon After Installation Can Seal Coating Take Place?
Sealcoating is easily one of the best ways to affordably extend the life of asphalt. It should be considered a necessary part of any asphalt installation, used over the entire lifespan of the road or parking lot until it is no longer possible.
Still, sealcoat cannot be used right after installation. The timing of sealcoating is important. Too soon after paving and the application process can put unnecessary pressure on new asphalt. Too late and the asphalt can start to wear, making sealcoating impossible.
Asphalt is considered “fast drying” because it is safe to drive on within a few days after installation. Even in hot weather, cars can start driving atop the asphalt within 72 hours. But beneath the surface, the material itself is still soft, and takes quite a while to fully harden.
Asphalt goes through a curing process after installation that takes approximately 6 to 12 months. During this time, the oils and chemicals that make asphalt flexible during paving evaporate until the surface hardens. That makes it not ideal for sealcoating for several reasons:
- Though the asphalt is safe to drive upon, the soft asphalt can be marked by heavy sealcoating machinery or damaged during the process.
- Sealing early will also trap the oils and chemicals underneath, preventing any further evaporation and keeping the asphalt soft. This leads to faster deterioration rather than extending the life of pavement.
- Sealcoating lasts for approximately 2 to 3 years, after which it needs to be completed again. Because the fresh asphalt is expected to maintain excellent condition for a while, there is no need to start sealcoating too early.
The minimum required time between asphalt installation and sealcoating is 90 days to 6 months. But in our experience, especially when properly installed, there is no need to start sealcoating for at least a year.
In fact, with most of our clients, we recommend sealcoating at around 3 years after installation. This additional time ensures that all chemicals have cured and the asphalt is as strong as possible. Assuming we installed the asphalt, we expect the new material to last for several years before sealcoating is necessary.
Because sealcoating must be done in the right temperature and weather conditions, there is some flexibility once the asphalt has cured enough. But waiting too long leaves pavement at risk for damage in the meantime. Sun, moisture, and traffic can lead to cracking that must be repaired before we can sealcoat.
Our team can help you determine the right time to sealcoat. If your pavement has already been installed, we can take into account how far along the curing process has progressed and weigh that against the rate of damage expected to choose the optimal time for sealcoating.
When to Reapply Sealcoat
After the initial application, sealcoating needs to be redone every few years as it wears away. This ensures a continual protection for your pavement. The relative affordability of sealcoating makes incorporating it into your regular maintenance plan a cost effective alternative to more frequent asphalt replacements.
In general, sealcoating needs to be completed every 2 years as part of a maintenance program. The exact timeline will depend on the characteristics of your property – how much sun or water you see, the amount of traffic, and other maintenance work you complete, however performing it every other year helps guarantee the extension of the asphalt’s lifespan and potentially keep costs low.
Certain signs on your property will be another indication that it is time for sealcoating beyond simply going by the standard timeline. These signs include:
- Greying – Fresh pavement or a fresh sealcoating has a saturated black color. Over time, this begins to fade as the bitumen in the asphalt breaks down and exposes the other materials. Because these materials are often grey, not black, your asphalt will appear faded. This is a sign that sealcoating may be needed.
- Gravel – The breakdown of the bitumen also means the small rocks in the asphalt mixture are loosened. Instead of a solid surface, you will have a layer of gravel on your pavement. Sealcoating should happen soon after you notice gravel as pavement will deteriorate quickly from this point and resurfacing may become necessary.
- Cracks -The sight of cracks means that sealcoating must be done immediately as the deterioration is already advanced. In some cases, larger cracks will first need to be repaired before we can seal the pavement.

What is the Process for Sealcoating?
Delaware Valley Paving is a process oriented company. We have invested time and attention into our operations, looking to increase not only efficiency but also the quality of our service.
Our process for sealcoating can vary based on location, condition of the asphalt, age of the paving, and so on. What we choose to do for your specific location may be different from what we do to another location. Still, the process we traditionally use to sealcoat a parking lot or road involves the following steps:
- Step 1: Cleaning
Before we even consider applying any sealcoat, it is important to clean the existing asphalt thoroughly. Asphalt should be as close to spotless as possible before any coating is placed. We clean the asphalt using techniques that include large push blowers and brooms suitable for the size of the commercial asphalt surface.
- Step 2: Wash and Prime Oil Spots
During the cleaning process, we try to remove as much oil as possible. Oil can be very damaging to asphalt, and we want to avoid trapping it inside of the sealant and potentially causing a weaker structure over time. We then prime the areas that had oil and gas spots to make sure that the sealant covers it successfully and protects it from degrading the sealant or the asphalt beneath.
- Step 3: Make Any Necessary Repairs
Although larger repairs may indicate a more serious issue, small repairs can and should be completed before the sealcoating takes place. Different repairs require different approaches, but if there are any potholes, small cracks, or other issues that need to be fixed, Delaware Valley Paving will make all the necessary repairs so that the sealant goes on perfectly.
There are situations where an area of the property may have severe damage. When that happens, we’ll see if we can repair just that area and still apply sealcoat, or if we need to make more thorough repairs and wait on the sealcoating process.
- Step 4: Apply the Asphalt Sealcoat
Now that all the preparations have been completed, it is time to apply the pavement sealer. We have two 1500 gallon sealcoat trucks, making it possible to coat a huge swatch of pavement efficiently. Delaware Valley Paving will also apply the right amount of sealcoat for the space, use the right mixture based on the climate and location, and place multiple coats as needed depending on usage habits.
We are careful throughout the process to make sure the sealcoat is even across the ground, but we also work fast so that we can be in and out in little time and you can have your parking lot or road back.
- Step 5: Road Markings, Parking Lot Striping, and Signage
We are pleased to be able to offer re-striping services as well. How Many Layers of Sealcoat Are Necessary?
The amount of sealcoat needed varies depending on the risk factors and usage. We’re a national company, and so the layers of sealcoat in Pennsylvania, Delaware, or New York may be different from those in Ohio, Texas, or Florida, especially if there are different usage patterns, sunlight, and weather considerations that need to be made.
Typically, however, only two layers of sealcoat are needed for each project. In areas of mild weather with minimal use, it may be possible to have only one layer, but two can still provide extra protection and decrease costs over time, and we usually recommend at least two in nearly all scenarios.
In places with heavy usage, it may be a good idea to apply three coats for added protection. We will let you know when three coats are recommended, and we are available to apply three coats if you expect heavy use or want to protect the investment further.
When to Sealcoat
Sealcoating is also about timing. As a national sealcoating company responsible for protecting asphalt in states like PA, NY, NJ, MD, DE, and beyond, we have to pay attention to local weather patterns to determine the best time to sealcoat and what is necessary for it to be effective in the region.
For example, sealcoating requires at least some degree of natural heat in order to cure. Temperatures do not need to be sweltering, but at minimum the air must be about 60 degrees (between 55 and 90 is ideal) when the sealcoat is applied, and the asphalt itself needs to be above 50 degrees. There also needs to be adequate sun and heat the moment it is applied, which means that it needs to be completed during the morning. At night, temperatures cannot dip too cold, or the sealcoat will struggle to cure.
This means that winter is rarely a good time to sealcoat, except for potentially in places like Florida. But even Spring and Fall can be problematic, especially as we move north and the temperatures start to cool faster. Working with a pavement sealcoating contractor that understands these requirements is an important part of making sure that your sealcoat – and your asphalt – will withstand the tests of time.
