We have the experience, the knowledge, and the equipment to make sure that any new paving project is completed correctly, preparing the base and perfectly pouring the asphalt so that it is smooth, durable, and designed to last.

But while many of our projects are there for new asphalt and complete asphalt replacement services, we are also available in some areas for additional services as well. These include: 

Asphalt Resurfacing

With the right planning, your asphalt parking lot or road is likely to last for years. But over time, it is possible for there to be some surface damage, even in the best laid asphalt. When that happens, one option, instead of replacement, is to consider asphalt resurfacing.

Resurfacing is best used on properly installed asphalt that only has small, shallow cracks. It is also more effective when it is completed early, such as in the first 20 years after installation and when only about 25% of the asphalt requires repairs.

When those qualifications are met, however, resurfacing can be a more cost effective way to restore the road or parking lot to its original look. The top later of the asphalt is removed, while the rest remains intact. Then a new, smooth layer is placed above the existing asphalt to renew it and help it retain its structure. When completed correctly, this new surface can help the asphalt last an additional 10+ years.

Resurfacing is not right in every situation, which is why it is so important to work with an asphalt contractor you can trust to assess the health of the current asphalt and determine if it is something that would benefit from resurfacing. In some situations, even surface level damage needs a complete replacement, because the structure of the asphalt cannot support the new surface. 

But when asphalt resurfacing is a viable option, our team is ready to help by providing careful removal of existing asphalt layers, and the highest quality replacement surface to keep your asphalt looking its best and remaining operational. 

Asphalt Repairs and Re-Paving 

All good things must come to an end, and someday, existing asphalt may have worn away or become too damaged and need to be replaced. Typically, this occurs when more than 30% of the existing asphalt has become too damaged, or the damage itself is deeper and more severe than can be sealed with resurfacing alone. 

The cost to replace asphalt is higher than it would be with resurfacing, but in the long term, when replacement is warranted it makes more financial sense to invest now than to wait until the resurfaced asphalt starts to break down.

The process for replacement requires a host of asphalt paving surfaces, from removing the existing material to re-assessing the base (as well as determining if there was any preventable cause of the asphalt damage that could be addressed). 

We then perform the same expert commercial asphalt services that we’re known for and create a high quality replacement asphalt that is expected to last for years. Our goal is to create asphalt that is designed to last for decades, all with the same smoothness and driving comfort that our work is known for. 

Asphalt Seal Coating

Asphalt is a long lasting material, especially when properly installed. But it can still start to wear away over the course of several years. Asphalt sealcoating services help to protect your investment by applying a thick seal across the top of the asphalt.

The sealcoat itself is made up of a variety of materials. There are oils within the sealcoat that can help to repair any drying out or damaged asphalt deep within the surface, and there are pieces of sand and other particles that get into the pores of the asphalt to provide an extra layer of protection. Once installed, the sealcoat boat protects the asphalt from the elements (drying from sun exposure, weather changes, vehicle debris) and simultaneously keeps it smooth, hard, and moist enough to handle the stress of the road. 

Sealcoating cannot be completed at the time of installation, but it can be completed about 3 months later, once we can be certain the asphalt has cured. However, at Delaware Valley Paving, we believe that the best time to put sealcoat is roughly 3 years after installation. We can first clean off any road debris, oils, etc., fill in any broken areas, and apply the sealcoat to the surface. After it has been placed on the asphalt, it is typically a good idea to apply another sealcoat every year or so to keep all the protective benefits.

Base Repair 

Asphalt itself is a great, long lasting product. But the success of asphalt installation isn’t just the quality of the asphalt itself. Often it’s the way that the asphalt contractor planned and graded out the base. Poor compaction during the paving process, a weak base, soil expansion, and more can all lead to different types of asphalt damage over time.

As nationally experienced asphalt paving contractors, we’re familiar not only with some of the possible issues that can lead to these problems, but also how to solve them, with experience in asphalt base repair that is fast and thorough to ensure that your asphalt parking lot lasts longer. About Our Asphalt Milling Services

One of the services that we’re most proud of is our asphalt milling service. We have an entire fleet of state of the art milling machinery. This machinery allows us to remove far more existing asphalt than even some of the leading national asphalt contractors, whether it’s a bit less than an inch or several feet of asphalt that requires removal.

How Our Asphalt Paving Services Work – Our Process

When we describe our services to our commercial customers, a term that we emphasize is that we are “operations-oriented.” Every single task that we complete here is designed around getting a project done as quickly as possible without any sacrifice in the quality of our work or the durability of our products. From the moment you call us to the deadline for the project to end, our contractors are focused solely on making sure that each step in the process is organized, efficient, and designed to complete the project on time and on budget.

Every project, however, is also different. In order for us to make sure that we’re giving you the best possible blacktop paving that we can, we adapt everything we do to your specific project. The size, the land, the shape(s) – even the weather and time of year, since temperature and rain can affect the success and speed of the project.

We know you probably have questions about our process, and we are happy to answer those questions based on the exact needs of the land, so we encourage you to call us for a free estimate and to get the information that we need from you to better describe how our superior paving process will work. 

With that in mind, the following is a loose outline of what our process will be, and although our approach to your process may vary depending on the detail (for example, if we’re only applying sealcoating, repairing a stretch of highway, or fixing some potholes in a busy parking lot), our full service projects will focus on some or all of the following steps:

Demolition and Removal 

Before we even begin, we are available to help with demolition and removal of the existing asphalt, concrete, dirt, or other material. We have all the heavy machinery necessary to handle this part of the project in-house. 

Some materials, like asphalt itself, are also recyclable, and we will follow all EPA guides so that removal of existing asphalt is not only quick and easy, but also safe and eco-friendly as well.

We are able to demolish and clear away any amount of existing debris quickly. This process is also completed carefully, so that any existing base is ready for the next step.  

Preparation and Developing the Base

There’s an argument to be made that it’s not the quality of the asphalt but the quality of the base that is the difference between a long lasting, high quality final road/parking long and one that breaks down rapidly over time. 

This is why it is so critical to trust your local asphalt contractor. Asphalt is such a durable material, that even a poorly designed base can work for year. But after 10 years if the base wasn’t completed correctly, the asphalt will start to break and degrade quickly.

  • Sloping and Grading – Long before the asphalt is laid on the ground, it becomes critically important to plan for the heavy rains and waters that we see throughout the East Coast. Water can be damaging to both the asphalt and the base below, and so considerable engineering needs to take place to plan the slope/grade that allows the water to drain away from the road or parking lot. We use state of the art equipment and years of training to make sure that the base has the proper slope for water to drain properly. 
  • Developing the Foundation – The foundation, also known as the “Sub Base,” provides the support for the asphalt. The heavier the vehicles will be that drive across the asphalt the deeper and thicker the foundation needs to be. Our engineers determine how much weight will be going across the asphalt and how often, and then determine the amount of aggregate needed to safely act as a successful foundation for the asphalt. We then test the foundation by putting every inch of it under immense pressure and measuring if there is any movement. 
  • Sub-Base Repair – In situations where there was already an existing sub-base that is experiencing problems, or if we notice any issues during the testing phase, we start the repair process. Our team is thorough, using techniques like undercutting to make sure that the structure is engineered for long lasting results.

Because problems with the base may not show up for as many as 10 years, it’s often difficult to see the difference in quality right away. But we at Delaware Valley Paving know that when you invest in asphalt, you’re expecting that investment to last, which is why we make sure that every inch of the road, parking lot, or other structure is fully prepared for us to place the asphalt and have it last for years.

Placing Binder

Once we have approved the sub-base, it becomes time to prepare the binder, also known as “asphalt cement.” The binder is made up of the residue that is left over in the refining of petroleum products (oil, gasoline, etc.). It is then continually refined, with additives inside to help with its strength and longevity.

The process of both choosing a binder and placing it successfully remains just as important as other steps in the process. Different binders may have different temperature susceptibility, for example, or be able to withstand different levels of abuse. That is why placing the binder is not a step to be glossed over, and has to be completed with the same incredible care as the base preparation. 

Asphalt Installation

The process for repairing broken asphalt, potholes, and cracks can be very different depending on the project and the extent of the damage. New and replacement blacktops may also have different processes. At this stage, it is typically ready for installation. We then start to place asphalt around the project using our asphalt paving machines (for an even appearance) along with any manual work needed for tight curves and edging. 

We then run our rollers over the asphalt to give it that perfect, flat appearance. At this stage, we work fast to make sure that the new road, parking lot, or other structure is ready quickly. 

It typically takes about 3 days for the asphalt to dry and be ready for vehicles, and it may take a bit longer if we’re installing asphalt during the hot summers and falls. We will do our best to let you know in advance that the timeline is before the asphalt is ready to be used. 

Transitions and Finishing Touches

Depending if and where the asphalt meets up with other parts of the property, such as an existing road, we may also need to install transitions and other finishing work to keep the road and parking lot smooth and seamless. We will discuss these needs with you and what the process will be as these situations arise.

Asphalt Repair – Knowing the Damage and Cracks

Properly installed and sealed asphalt should last for years before you notice any issues, and when those issues do occur, they should occur slowly over time and in easy-to-fix ways. So when you start to notice cracks or holes in your asphalt, it’s typically a sign that something is wrong. 

What’s fascinating about asphalt is that it has the ability to tell us what the issue may be based upon the problems that we can see in the asphalt itself. Different types of cracks and different types of damage each hint to us what may be wrong, which then is able to guide repair or replacement techniques. For example:

  • Cracks – Every type of crack tells a different story. Alligator cracking is most common when the asphalt was not thick enough for the weight of the vehicles that drive over it. Block cracking, which looks like squares, occurs when the original asphalt mix was not wet enough. Slippage cracking is when the binder was not strong enough for the asphalt above. Even direction of the cracking can tell us more about the damage, as perpendicular cracking signals a base issue, while parallel cracking signals problems with the joints. 
  • Potholes – Potholes occur when there is improper drainage or too much water has built up upon the base. Ensuring that the base is graded correctly and applying regular sealcoats is typically enough to prevent potholes for years, which is why sealcoating is so important for the longevity of the asphalt.
  • Pooling Water – On occasion, we may not see any existing damage yet, but we may see signs that damage is going to take place. For example, if there are depressions within the pavement that appear to be pooling water. This can be a sign that something is wrong with the drainage or sub base, and it is typically a warning sign that there is a risk for water damage and future potholes. 

When we are called upon for asphalt repair services, we pay attention specifically to these different types of cracks and dislodged material. Once we’ve seen the problem, we can then come with a plan to address them using the most conservative but affective approach available. How to Maintain Asphalt

Asphalt is durable. It is designed to withstand heavy vehicles all throughout the day. Having a professional asphalt contractor sealcoat the asphalt every year or two is often all you need to make sure that it is well maintained. We also clean the asphalt ourselves before sealing it, so you typically do not need to invest in asphalt cleaning yourself. 

However, asphalt does benefit from some regular cleaning, which can improve the look of the parking lot/road and possibly its longevity. Some maintenance tips include:

  • Low Pressure Washing – It is not recommended you wash asphalt at high pressure, but low pressure washing can remove dirt, oils, and staining to maintain the appearance of the asphalt. If you hire out to a third party, make sure you partner with one that has experience with asphalt pavement, especially in a commercial setting.
  • De-Greasing – Cars that are dripping oil are not ideal for asphalt. Though it is unlikely that a few oil spills will cause any damage, it is helpful to occasionally wash away any oil stains that you see on your parking lot or road. De-greasing agents are usually enough to eliminate the oil.
  • Pick Up Litter – Litter itself is unlikely to damage asphalt. But what litter can do is potentially introduce moisture or affect drainage, and that can cause asphalt damage. So make sure that you are having someone look over the property to dispose of any leftover trash.

Pay attention to any drainage problems or foliage that may be growing through the asphalt as well. The former is typically a sign of a more serious problem, while the latter needs to be eliminated fast before it continues to push through and cause additional challenges.

If there was a problem with installation and you see standing water on your asphalt, see if there is a way to quickly remove the water as standing water can create potholes. Asphalt can withstand snow, so you do not need to be too concerned about snowy weather, and you can use salt or de-icing agents on the frozen asphalt if you need to – neither of these will damage a well installed landscape.
